Rental Criteria

We are pleased that you are considering one of our apartments. We want you to be aware of our rental policy, so please read carefully.

  • The rental application must be completely filled out and all questions answered.
  • A $ 35.00 non-refundable application fee is required for each applicant over the age of 18 at the time the application is filled out. If a co-signer is required, that person must also pay the fee separately.

In order to qualify for renting an apartment, you must have the following:

  • Good credit history. If the prospect does have a bankruptcy or an unacceptable percentage of bad accounts, they may be offered the option of obtaining a lease guarantor with qualifying credit or providing a security deposit equal to one month’s rent plus the last month’s rent in advance. If an applicant does not have a social security number and no credit history is available, such as a resident alien, then the applicant may be offered the option of obtaining a lease guarantor with qualifying credit or providing a security deposit equal to one month’s rent plus last month’s rent in advance.
  • On a job for a minimum of 6 months and earn gross monthly income of (3) three times the monthly rent. Gross monthly income must be verifiable from the source of income, such as an employer, check stub or tax return. If an applicant does not qualify under this income test, they have the option of obtaining a qualified co-signer.
  • An excellent referral from your current and/or previous landlord. No evictions within 3 years. No collections from current/previous landlords.
  • No collections to a utility company; that would prevent the occupant from obtaining utilities in their own name.
  • An applicant will not qualify if they have been convicted of a crime which involved violence, threat of violence, property crimes against individuals (such as burglary, robbery or theft), or moral turpitude (such as prostitution, drug trafficking or child pornography) and drug activity.
  • Two (2) separate payments required – (1) for Rent (1) for Escrow Deposit.
  • NO CASH, NO EXCEPTIONS.
  • Applicant must be 18 years of age and anyone over the age of 18 must apply. A co-signor may be required at the management’s discretion.
  • Only two (2) occupants per bedroom. This means we will allow 2 people in a 1 bedroom and 4 people in a 2 bedroom.

If you are approved for the apartment, you must:

  • Pay the escrow deposit and sign the lease agreement immediately to hold the unit (otherwise, it may continue to be shown).
  • Within the 30 days, you must move into the unit and pay the first full month’s rent along with any proration for early move-in of 10 days or less.
  • If you back out after paying the escrow deposit, the security deposit will be forfeited.
